Sold information is very relevant for an appraisal, but pricing it so buyers will come and look at your home is vital to the sale. When we evaluate a final list price, we use the competing Active Listings as a strategy to gain attention for your home listing!

Arlington, Lexington, Winchester MA: Fall Market 2011
September 8th, 2011
What can we expect from the Fall 2011 Market? Sellers will notice a little slow down, but several factors will keep Buyers Active, such as:
- Low Interest rates (currently running around 4.0-4.5% on a 30 year fixed mortgage with 20% down, subject to application and credit review).
- Increased Inventory: Buyers who were on the fence over the summer most likely did not like the faster market, where competitive priced properties would sell in a number of days.
- Seasonal Motivation: Buyers are motivated to move before the colder, snow covered winter months and holidays set in.
How will it compare to the Summer Market?
You can expect the number of ‘Solds’ to go down across most categories in the following months, when comparing to the Summer Market, outlined below.
If you or someone you know needs to sell before the end of the year, preparation is key. Interview your Realtor as soon as possible, gather a game plan to prepare your home for the market, and sell it for the most money in the shortest amount of time.
If you are curious about Sold Data in your neighborhood, we can provide a complimentary report for you. Don’t waste time on sites like Zillow and Trulia, they often do not have accurate information and can give you the wrong picture of your market.

As a Seller, your market strategy has to reflect competing homes – the way your home looks, its condition, and of course, the price. An expert Realtor in Arlington, Lexington and Winchester MA can determine exactly which homes are going to be the biggest competition for your price/location.
Don’t forget, we have access to cutting edge information, and now more than ever! Coldwell Banker is able to compile data in a way that will allow you to see concrete numbers when you are buying or selling a home.
Will the increase in available inventory affect prices? Not on a large scale, based on the consistent price gains year after year in our area. Sellers may find that Buyers are more likely to negotiate and get the best deal possible, but it will not affect the average increases in value that we have seen for the past few years.
